Selling a House That Already Has Air Conditioning

What to put in the sales pack when a UK home already has a split: paperwork, what it actually does, and what the listing should not claim.

A buyer will see the outdoor unit before they read the brochure. Put the install invoice, the commissioning sheet, any F-gas paperwork, the warranty terms and the manual in the sales pack. Say whether the system heats as well as cools. Selling a home normally includes an Energy Performance Certificate. That certificate does not describe the pipe route, the lease consent or who services the unit.

The papers that answer a buyer's surveyor

The outdoor box is visible from the garden or the side alley. A surveyor will note it. The useful reply is a small pack, not a speech about comfort. Include the invoice that names the company, the date, and the model indoors and outdoors. Include the commissioning sheet if you were given one. If refrigerant work was done, the company should have been certified for F-gas work. That certificate, or the details the installer gave you at the time, belongs with the invoice. A lost pack is not fatal. It does mean the buyer is pricing an unknown machine.

Add the user manual, the service invoices you actually have, and the warranty terms, including whether the warranty stays with the house or dies when you move. Some warranties are registered to an address and a name. If you never registered it, say that. Do not imply a manufacturer will attend a call-out that the terms exclude. Filters, a remote and a wall controller should still be in the house on completion day. A missing remote is a small thing that makes the whole system look neglected.

What the listing should not invent

Say what the system does. If it is a reverse-cycle unit, it can heat and cool the rooms it actually serves, which is often one bedroom or one living room, not the whole house. If the radiators are still on the walls, do not let an agent write that the split replaced the boiler. Energy Saving Trust describes these machines as air-to-air heat pumps when they heat as well as cool. That is a description of the equipment, not a claim that a grant paid for it. The Boiler Upgrade Scheme does not pay for cooling-led air conditioning. Do not write that a grant funded this unit unless you have a grant letter for this equipment.

Planning consent, a freeholder's licence and a covenant are not the same document. If you have a letter that allowed the outdoor unit, copy it into the pack. If you never asked, say so. A buyer of a flat needs that honesty more than a slogan about summer comfort. GOV.UK treats an Energy Performance Certificate as part of selling. Hand it over as the certificate it is. Do not add a sentence that the split has lifted the rating unless the certificate itself says something you can point at. Price is a negotiation between buyer and seller. This site does not put a figure on what the unit adds.
