VRF means variable refrigerant flow. VRV means variable refrigerant volume, and it is Daikin's trademark for its version of that idea. In a UK specification they describe the same kind of system: commercial outdoor plant serving many indoor units, with refrigerant flow that varies, and often with heat recovery so one room can heat while another cools. A house multi-split is a smaller cousin. Write VRV when you mean Daikin. Write VRF when you mean the category or another manufacturer.
An office floor with mixed rooms on one plant
Picture a floor of offices where one room needs heat while another needs cooling, fed from outdoor modules on the roof through branch controllers and refnets or headers. The indoors are cassettes, ducted units and wall units. Capacity modulates. That is the commercial system people label VRF or, on Daikin equipment, VRV. Heat recovery is an option worth paying for in an office with mixed loads, and a poor buy in a single shop bay that only cools.
Say VRV for Daikin and VRF for the category
Daikin coined VRV and still uses it on its commercial range. Other makers sell VRF under their own brands. If a tender says VRV and the contractor prices a different manufacturer's VRF, you are not comparing one line of equipment. If a tender says VRF and you only want Daikin, say VRV and the series. The letters alone do not say which make is better. Compare series, heat recovery, support and who can maintain it. A domestic multi-split is a different product family. Do not describe a house multi-split as VRV. Use multi-split and the model name.
Diversity and a controls gateway
You are buying diversity: the outdoor plant is sized on the likely simultaneous load, not on every indoor at full cooling on the same afternoon, within the manufacturer's combination rules. You are buying a controls story, sometimes a gateway to a building management system. You are buying access for leak checks, filters and drains on every indoor. Air conditioning inspections on GOV.UK apply to systems above a published rated-output threshold. A VRF serving a floor often crosses it. Confirm the current page when the plant is selected, and put the inspection duty with the operator, not as a surprise in year five.
Tonnes of carbon-dioxide equivalent, and recovery
These systems hold more refrigerant than a bedroom split. Operator duties for leak checks are written in tonnes of carbon-dioxide equivalent, so the gas and the charge both matter. There is no single kilogram figure that settles every VRV and every VRF. Read the current GOV.UK F-gas guidance for the plant you have, keep a log, and use certified companies when the circuit is opened. A company certified for the F-gas work, using certified people, is who may work on the refrigerant. End of life means recovery, not venting. A strip-out programme should say who recovers the refrigerant and who keeps the records. That line belongs in the contractor's scope beside the crane and the ceiling tiles.
Stop using the domestic heat-pump page as rooftop consent
Stop if the brief treats the Planning Portal heat-pump page as consent for a rooftop commercial pack on a high street. That page is a domestic heating starting point. Listed buildings and tight lightwells need an early no, or an early yes, before the branch controllers are drawn. Outdoor plant needs a structural look as well. Say how many rooms, whether any room needs heat while another cools, where the outdoor plant can stand, and whether a landlord BMS must see alarms. Ask each tenderer to name manufacturer, series, heat recovery or heat pump only, and the indoor types. Daikin VRV on one tender and a generic VRF phrase on another is not a like-for-like pair until those blanks are filled. Energy Saving Trust's air-to-air pages describe the smaller heat-pump idea.
