A wall split fitted for hot afternoons, beside a gas boiler that still heats the house, is not automatic EPC magic and should not be sold as a band jump. If air-to-air heat pumps really are the heating system, the assessor records that heating plant, which is a different design from a bedroom cooler. Ask an assessor about your home. What the certificate is actually scoring
Domestic EPCs are about energy performance under a set methodology, not about how pleasant the lounge was in the last heatwave. Marketing that says air conditioning improves your EPC, without saying how the home is heated, is a slogan. Survey the rooms for comfort first. Treat any rating effect as a question for a qualified assessor. Do not expect a quoted efficiency number to equal a letter. Tell the assessor about a bedroom air conditioner, and describe what is installed and what it does. The EPC is an energy rating of the dwelling. When air-to-air really is the heating
Some homes, especially well-insulated flats or small houses, use air-to-air heat pumps as the space heating, not only as summer cooling. In that case the assessment should reflect the heating system that is actually there, its controls and the rest of the method. That is a whole-home heating design, not one indoor unit in the spare room while radiators do the work. Energy Saving Trust explains air-to-air heat pumps as heating technology that can also cool. Read that as a description of the product, not as a promise about your certificate. Fabric, hot water and tariff still sit outside the fascia.
You can want a quiet bedroom in August and also want an honest EPC when you sell. Those sit together if nobody pretends the split has done something to the boiler assessment that it has not. Keep the commissioning sheet so an assessor can see model numbers if they ask. Planning and building questions are separate again. In England, the Planning Portal summary of Class G permitted development includes the condition that the unit is not used solely for cooling. That legal condition is not an EPC score. Do not mix the two to win an argument with a buyer. If a sale or a let is the reason you care, ask an assessor what they would record, and say whether the split heats the whole home or only cools one room. Give the installer a comfort survey regardless: kW, outdoor position, drain, F-gas company. Photos of the boiler or the existing heaters help, so nobody sells a rating the equipment will not deliver.
